Asphalt Crack Sealing

Asphalt Crack sealing in Denver

Investing in regular crack sealing is a prudent allocation of maintenance funds. By keeping water out of the subgrade (the ground beneath the asphalt), we prevent excessive cracking (commonly known as “alligatoring”). Left unaddressed, these cracks can escalate into potholes and, ultimately, complete pavement failure.

If you’ve observed cracks in your pavement that require attention, don’t hesitate to contact Foothills Paving & Maintenance. Our company offers a comprehensive range of paving services to both residential and commercial clients. From essential repairs to meticulous installations, we handle it all. Proudly serving the Denver Metro area, the Front Range, and the foothills, we’re committed to maintaining safe and durable surfaces.

THe Crack Sealing Process

Our crack sealing process involves several meticulous steps to enhance pavement durability

We begin by thoroughly cleaning the cracks. Using a compressed air wand powered by a 185 CFM trailer-mounted compressor, we remove dirt and loose rock. Clean, dry cracks are essential for achieving a strong bond between the crack walls and the hot rubberized crack seal material. If weeds have grown within the cracks, we address them by applying a sterile solution several days before the cleaning process. In cases of moisture on the crack walls, we use a heat lance to ensure thorough drying.

Next, we seal the cracks using hot rubberized crack seal material. Our material meets or exceeds all CDOT 3405 specifications. To achieve optimal consistency, we heat the material to approximately 390°F in an oil-jacketed chamber with an automated agitation system.

The squeegee plays a crucial role in ensuring effective crack sealing. By applying pressure, we encourage the sealant to penetrate deep into the cracks, creating a strong bond with the pavement surface. After pressing down the sealant, we smooth out the top visible layer to create an even surface. This step ensures consistent adhesion to all adjacent asphalt areas.

* Under Special Circumstances

In specific situations, we use Glenzoil—a soapy liquid substance. Its purpose? To prevent the crack seal from sticking to tires.
We apply Glenzoil when it’s not feasible to keep traffic off the lot on days when temperatures exceed 50°F.

Remember, our meticulous crack sealing process contributes to pavement longevity and prevents further deterioration.
