Over time, an unprotected asphalt surface undergoes gradual changes due to oxidation and weathering. The intense sunlight in our region contributes to the drying out of asphalt, causing the asphalt binder to gradually vanish from the surface of parking lots and driveways. When the color of the aggregate used in the asphalt mix becomes visible, it serves as a clear indicator that sealcoating is needed.

We begin by meticulously cleaning the existing asphalt using wire brooms and high-powered blowers. This step ensures a lasting sealcoat application. Our attention to detail ensures that no dirt or contaminants interfere with the sealer’s bond to the asphalt.

Areas saturated with oil from leaky vehicles receive special treatment. We use a specialized formula called TarLoc to ensure optimal adhesion of the sealcoat to the surface.

After thorough cleaning and oil spot treatment, we meticulously “cut in” all edges by hand, using a squeegee. This precision work is a hallmark of quality craftsmanship—it can make the difference between a good job and an outstanding one.

Foothills Paving & Maintenance Inc. uses a heavy-duty Coaltar/Asphalt Emulsion blend sealer. Our formulation includes recommended additives and fine mesh sand for traction and durability. Rest assured, it meets or exceeds Federal Spec #RP-335D.

What sets us apart? We apply not one, but two coats of sealer. This approach, recommended by all sealcoat material manufacturers, significantly enhances durability and extends the surface’s life.
